9 Ways RERA Will Benefit You, the Home Buyer

The Real Estate (Regulation and Development) Act (RERA) was implemented this year by the government for the protection of home buyers’ interests and to curb malpractices in the real estate sector. The aim of RERA is to make the sector fair, transparent and accountable.

Under RERA, the builders need to register with the regulatory body of their state and the builder’s page is created on the regulator’s website. This page has all the details about the particular phase of the project and the details are updated quarterly.

With so many regulations in place, you can be assured of the security of your investment when buying home from a developer who is RERA-registered. Here’s what RERA means for you-

1.RERA registration is mandatory for all commercial and real estate projects having an area of more than 500 square meters or the projects having eight apartments and under-construction.

2.Every phase of a project is considered a different real estate project and so each needs to be registered separately.

3.Developers can’t take an advance payment of more than 10% of the property’s cost until and unless a registered sale agreement has been signed.

4.Builders won’t be able to make any changes to the plan without the written consent of the buyer. This way the builders wouldn’t be able to inflate the cost of the property.

5.If a project is not completed within the deadline, the developer will have to pay interest on the amount paid by the buyer.

6.To avoid confusion and illegal practices, properties need to be sold based on carpet area instead of super-built up area. Super-built up area practice has become illegal under RERA.

7.Builders won’t be able to divert money collected from buyers towards other projects now. Under RERA, the developer will need to park 70% of the amount collected from the buyer in an escrow account for fulfilling the construction cost requirements. This will also ensure timely completion of the projects.

8.If a buyer finds any faults in the project, they can contact the developer in writing within a year of taking possession.

9.Every state has a Real Estate Regulatory Authority under RERA. Buyers can contact it in case of any discrepancy.
